Wine Country Insurance has reviewed insurance needs of local B&B and Guesthouse operators.

It is apparent that the there is a need for a "facility" that provides accurate insurance protection for rural B&B and Guesthouse operators.

While a number of insurer's consider underwriting B&B's, coverage is often restricted.

The biggest obstacles when seeking to procure insurance protection for property insurance is the fact that many properties are not connected to mains or town water. Insurer's frequently consider this a reason for a risk to be "outside the underwriting guidelines" which means they will not insure that kind of risk.

Wine Country Insurance has access to a Lloyd's of London facility which does offer insurance coverage for properties without mains water.

Beyond that the policy wording is based on an ISR form (Industrial Special Risks) and offers accidental damage submlimits. In general this is a broader coverage than named perils and coverage for theft and burglary, customer goods, business interruption and public liability and much more can be included.

What's important is to recognize that property owners need to make their own contribution to fire safety.

For instance provide sufficient access to tank water or dams. In both cases it is imperative that the property owners can secure water supply also in drought conditions if at all possible.

This can be achieved by a number of measures:

  • reserve separate tank water for the purpose of fire fighting with good access for the local bushfire brigade (think of connection valves)
  • use PID for those connected to keep dams full (request water from the PID before they are empty)
  • provide access to swimming pools and keep them full
  • keep certain dams reserved for fire fighting measures if you depend on rainfall alone
  • Think that even the best insurance protection can only repay you with money. There are many things that money can not replace, so take charge and make a contribution to fire safety.
